“The main disadvantage of Super Highway is of its Documentation”

First you must have to see the land by visiting it.


People do not give much importance to the Documentation of Super Highway Land, Anyone can make Fake Documents of Super Highway`s Land and Sometimes its not possible that you can find a Real Owner of the land.

30 YEARS LAND :


I`ll use some Urdu Words to make you understand about 30 Years land.
It is alloted in “Khuli Kacheri” or In D.C Office

DOCUMENTS :


Questioning (SAWAL NAMA)
Admit Card (EJAZAT NAMA)
Order Copy
Form 7
Map

A form called “Ghatmas Form” for a special purpose.

First the government had alloted this land for 1 year.Then 10 years and after this people wanted it to use it for more time then it is alloted for 30 years.

A speciality of this land is that “it’s a land of every type” .In simple words:its residential,commercial,industrial etc.

Price Comparision :

Survey Land = 25 lacs for e.g
99 years lease land = 50 lacs for e.g

Survey Land is for pollutry farm,dairy farm.This land can be converted into 99 years-lease land after facing too much problems and troubles.

You can secure your 30 years land by growing trees on it.Survey Land is also called NA-CLASS ZAMEEN in urdu. survey land always have a survey number with itself.You can recognize this land if its Survey number is 213 then you have to see 213 number to find it.

A form called Form 7 will be renewed every year, then if you want to convert it to 99-years land.It can be converted easily.

If you`ve not get issued the Form 7.You will be found fake in the eyes of Court or Jurisdiction.

75 out of 100 lands are been cancelled by the government due to not having form 7 and Admit card(Ejazat Nama) etc.

If anyone does not use the land for 2 years.It can be automatically canclled by the Government.

If you want to transfer a 30 years land to someone else.You must not attach the Sale Deed with its Application because 30 years land will only be transfer not to be sold.The government have the right to cancel the land if it is found a land with a Sale Deed.

Once you give the application to Mukhtiarkar.Then he`ll send “Tappay Daar” to your land and he`ll help you to transfer the land.For Example : “You will give a amount of 2 lacs to Tappay Daar.and he`ll give money to the whole staff and it`ll be transfer in 15 days”.

TYPES OF EJAZAT NAMA :

If your land is of agriculture type then it is in Sindhi language.
If your land is of poultry or dairy farm type then it is in English language.

Then you`ll receive an Order Copy.Once you received the order copy.It will be transfer to your or others name.

You can check the fake documents or lands by a register of a revenue department.There are 12 to 14 registers in which the cancel lands are all fake.

In 1995,Survey land is of 2 lac per acre and after 5 years it was increased to 20 lacs.

4 acres Fam House = 1.5 crore.

1000 farm houses in the Super Highway almost.

After you will grow Trees,Grass on the land.You can earn 40,000/= monthly.

Many people earn millions from this kind of land uptil now.

When you`ve transfer the 30 years land.”Tappay Daar” will record your statement and then give it to Mukhtiarkar.

When you will submit the receipt.A bank challan is been attached with the receipts.And if you give cash to anyone then you better know that it is the biggest mistake of your life.

When your map is renewed.Tappay Daar will sign the document,map and give it to you.
Once you received the map.Contact revenue department.
Government will make roads etc.Then Ghatmas Form will be issued.

Some parts of the Super Highway are under the ownership of National Highway Authority.
500 Square Feets from the Nothern Bypass.Some parts of the land belong to the government.
Government will pay some amount of the Survey Land.But will pay nothing for the lease land.If trees were grown on your land.Government will pay you 20,000/= for one tree.


Appoint an Local Watchman(Chokidar) for your land.And appoint one Watchman from the Vadera or Sardar of that area in which your land is located.So that it can be secured from any type of Dacoiti,Bruglery.

In 2006,One notification is issued that how can you convert the 30 years land into 99 years land.
Lands which are located with the roads holds A-1 Category.
Lands which are located near to the roads hold A Category.
In this way categories are divided into so on.

FEES TO CONVERT :

170,000/= per acre to commercial of A-1 Category.
40,000/= per acre to commercial of C Category.

SURVEY LAND :


If you see the Police Officers chart of the Law Dept.Same as the Dept of Survey land`s have many officers have rights to do things like them.
S.H.O= Tappay Daar
D.S.P=Mukhtiarkar
S.P=D.C.O
S.S.P=D.D.O

Tappay Daar is the king of the survey lands.

The tax of the land called “DHAL”

The land in which the owner is defaulter and it is not of full payment called “NA-QABOOLI ZAMEEN”

There is one Ghatmas Form of the Survey Land also.

Autara is one register in which you can find the dimension of the Survey land.

Form 7 is the most important document in 30 years land and Survey land also.

Survey land is used for all purposes.its an unlimited land.No limit of use.Survey land map is been coming since British Rule.

This land was found in some areas of Karachi till now.

PURCHASE OF SURVEY LAND :

Check form 7.
70 out of 100 people do not have legal survey lands.
Super Highway is better than Gwadar.
Before any type of investigations.Use the tractor in the land it has many advantages.
Buy the land and then sell it to anyone after 5 years.From this land you can earn a large amount of money.It is better than that you can make a project and then sell it.
After purchasing this land.Must tell MDA Department.MDA will show you how to work on this land.
If you want to make a Farm House on this land.Then give the farm house to Multinational Companies etc on rent.
Land which is made on the rectangular form called Chokri Survey.
Some parts of the Survey Land in the river called SAMUNDAR-BART.
Some parts of the Survey Land near to the river called SAMUNDAR-KHURD.
